Property Manager (Commercial Properties)

Property Manager at a real estate investment and management firm. Will sit in office in Schaumburg and join a small team. Management of a 2 MSF portfolio of 8 properties (mostly industrial with 2 office buildings) consisting of approximately 30 tenants. Report to Regional Operations Manager and will manage an APM. $100K-$110K base DOE + annual bonus potential + benefits.

*MUST HAVE commercial property management experience.

Property Manager (commercial properties) Details:

• Direct hire position
• $ 100,000.00 to $ 110,000.00 / annually
• First shift (Monday through Thursday from 08:00am to 05:00pm)

Financial & Accounting Responsibilities:

• Prepare annual operating budgets and quarterly reforecasts.
• Prepare monthly and/or quarterly financial reports, including accruals, variance analysis, operating expense estimates, and annual CAM reconciliations.
• Approve property expense invoices to ensure prompt processing.
• Oversee and review monthly tenant billings, ensuring accuracy and addressing questions related to billings and cash applications.

Tenant Relations & Customer Service:

• Maintain excellent tenant relations through regular property rounds and direct tenant engagement.
• Resolve elevated tenant concerns.

Operations & Property Management:

• Oversee team.
• Manage day-to-day property operations, ensuring all services meet quality expectations.
• Conduct onsite property inspections and document accordingly.
• Use personal transportation (mileage reimbursed) to tour and inspect assets throughout the portfolio.
• Ability to multitask across various property management functions.
• Build and maintain relationships with vendors, brokers, and community partners.

Construction & Project Oversight:

• Participate in meetings with architects, contractors, and tenants.
• Ensure construction quality and compliance with approved plans, codes, and building standards.

Property Manager (commercial properties) Qualifications:

• Minimum 5 years of experience managing a team with at least 5+ years of experience within the commercial property management industry.
• Real Estate Broker's License required or to be obtained after hire.
• Bachelor's degree from four-year college or university; or two to four year's related experience and/or training; or equivalent combination of education and experience.
• Knowledge of financial terms and principles of property management, including budgeting, forecasting, variance reporting, and CAM reconciliations.
• Proficient in technology with a strong knowledge of Microsoft Office 365 Suite; experience with Argus, Salesforce, Prism, AvidXchange, PMWeb and MRI a plus.
• Competency with Microsoft Copilot.
